A Landlords Guide to Letting your Property in Brandon

If you are intending to put your own property onto the lettings market you may find this guide useful and informative as it outlines the complete process.

The relationship between agent and client begins as soon as a market appraisal of the property is performed, which begins after instruction to the agent from the client. An appraisal is given based off of a visit to the property from the agent. This visit allows the property to be photographed and valued which leads to a set of details to be produced which are specific to the property. This allows effective and efficient target specific marketing both in office and online. Such as, cross referencing the details of the property with our database of potential clients to find ideal matches.

Before the marketing process can begin it is customary to have an Energy Performance Certificate (EPC), this can be prepared for you and would need to be paid for in advance. Once the EPC is obtained the marketing process can begin.

As soon as a potential tenant is found they must complete a Tenancy Application Form. This form covers all the areas needed for the process to move forward. These areas include their current employment, bank details and address. Once this Tenancy application form is completed it only takes 2-3 days to be processed with our credit company.

Once the Tenancy Application form has been processed and the suitability of the tenant has been verified a prospective moving in date can be established. This date is chosen based on the wishes of the property owner and the tenant, which we would discuss with both parties.

Before the tenant moves in on the agreed date we would prepare a Tenancy Agreement and arrange for a Landlords gas safety certificate, both of which are required. Optionally and if instructed, we would then perform an inventory of the property.

A Tenancy agreement is a legal document which uses a six month Assured Shorthold Tenancy. The Tennant would be required to sign this document. We then countersign the agreement on behalf of you, the owner.

The Tennant is now required to pay the first months rent and a security deposit. The keys are then handed over and all that is left is for the tenant to do is amend (if necessary) and sign the inventory before returning it to us.

After the tenants have successfully moved into the property there are various levels of management we can offer you and it is important to choose what is right for you. These range from full management to an introductory arrangement.

The full management service includes acquiring tenants, rent collection, all paperwork, making adjustments to the tenants deposit relating to any required cleaning/damage, and checking tenants out. The fee for this service is 13.8% including VAT.

The Introductory arrangement consists of acquiring a tenant, providing all the necessary contracts as well as an optional service of registering and holding the deposit (please ask for additional details). The fee for this service is 7.2% of the annual agreed rent including VAT.
